The Challenge for International Students
Australian rental applications list multiple references — typically previous landlord, employer, and personal references. As a new arrival, you have none of these in Australia. This means you need to compensate with stronger alternatives.
What to Include in Your Application
- Proof of income/scholarship: Enrolment letter + scholarship award letter or proof of bank funds. Show you can sustain rent payments for the lease period.
- Reference from Nepal: A professional reference (employer, teacher, doctor) on letterhead with contact details. Explain who they are in a cover letter.
- University reference: Most university International Student Offices will provide a letter confirming your enrolment and recommending you as a responsible student.
- Offer to pay extra bond: Some landlords (legally in some states) accept additional bond as security. Check state tenancy laws.
- Cover letter: A 1-page personal introduction explaining who you are, why you chose the area, your study plans, and your commitment to being a good tenant.
